Access Statement for The Roundhouse
Introduction
This cottage has been converted from part of an 18th century farm building and is located on the left hand side at the entrance to Trenannick Farm Cottages, and is semi-detached to Beech Cottage at the rear. The accommodation is all on ground floor level comprising enclosed entrance leading into living room, kitchen-diner, double bedroom, walk-in shower room with a toilet, and a separate additional toilet.

The nearest train station is Bodmin about 35 minutes away by car, but if you are arriving from anywhere other than Cornwall the best station would be Exeter about an hour away by car. There are no significant bus routes in our local area and certainly none within three miles.
We are always on site to welcome you into the cottages and as we live in the farmhouse we are available most of the time if you have any questions or issues.
Arrival and Car Parking Facilities
There is a private parking driveway for two cars located directly in front of The Roundhouse.
On arrival please come to the farmhouse to let us know you have arrived and we will show you into your cottage. Guests can arrive after 4.00pm and are requested to leave by 10.00am on the last day of your stay.
A welcome folder is available in the cottage which gives you more information on the cottage, places to eat, and visit in the local area together with useful numbers. In addition there is a folder with instructions on how to use the appliances like the log burner and washer/dryer in case of difficulty.
To the front of The Roundhouse is a small private garden reached by two slate steps which overlooks the surrounding copse.
The Roundhouse is all on the Ground Floor
Entry into The Roundhouse is via a brick built and glazed large porch measuring 304cm x 178cm wide. The porch door threshold is 82cms wide by 169cm high and then entry to the cottage is via a second door measuring 90cms wide by 184cms high.
The ground floor accommodation is open plan with a living room, dining area and kitchen, with a shower room and toilet. The décor is plain white rendered walls with coloured short pile carpet throughout, except in the kitchen area (part carpet/part tile) and shower room, toilet which have quarry tile flooring and the entrance area, which has a tiled floor.
The living room has a log burner. Ceiling height throughout the cottage is 235cm. The living room is furnished with a leather 2-seater sofa, a leather recliner chair and footstool, and an upholstered large armchair. In addition there is a table nest with lamp and the smart television is wall-mounted. All of this furniture is moveable. The free space with the current layout of the furniture is 270x400cm, which is essentially in front of the fireplace.
The dining table is 65cm to the lowest point, being 78cm high, 120cm long and 80cm wide. There are three standard dining chairs. The free space between the table and walls of 65cm leads to the kitchen area.
The kitchen area is 266 x 262cm, with worktops and cabinets arranged around two walls. The worktops are 89cm high as are the sink and electric hob. The oven door is drop down, with the lowest shelf being 45cm, which can be accessed from the side. There are fluorescent concealed light fittings under the wall cabinets and a 120cm ceiling main fluorescent light. The kitchen also provides a refrigerator with ice box, separate freezer, a washer/dryer and a microwave oven.
The shower room door is 82cm wide and 197cm high. The shower room has an open plan access with natural sloping floor for drainage, basin fitted in cabinet, with large lit/demister mirror over, back to wall toilet and heated towel rail. A shower stool with handles is provided and a wall-mounted handle next to the toilet. The floor is tiled with mosaic quarry tiles and a non-slip shower mat is also provided. The free space in this room is approximately 250cm x220cm. The toilet seat is approx. 45cm high and there is approx. 18cm available to the right of the toilet, but none to the left. There is a handrail to the right of the toilet. There is a separate toilet measuring 167cmx80cm area. The door measures 68cmx197cm. The toilet is 44cm height.
The Bedroom is accessed from entry hall via doorway measuring 82cm x 197cm. Again the décor is plain white rendered walls with coloured short pile carpet throughout. There are non feather duvets and pillows; and the sheets, duvet covers, and pillow cases are cotton/poly cotton.
The double room has a king size bed, which has a height of approx.60cm. There is 63cm free space to either side of the bed. The free space at the end of the bed is approximately 117cmx275cm. There is a wardrobe, chest of drawers, a chair and two bedside cabinets with bedside lamps.
