Access Statement for Little Leighs

Introduction 

This cottage has been converted from part of an 18th century farm building and is located on the right hand side, next to Pond Meadow. It has two floors with the ground floor comprising living room, dining area, kitchen, twin bedroom and shower room / toilet. The first floor has a double and a twin bedroom. Being an old building some of the ceilings and doorways are quite low, details of which are provided in this statement.

The nearest train station is Bodmin about 35 minutes away by car, but if you are arriving from anywhere other than Cornwall the best station would be Exeter about an hour away by car. There are no significant bus routes in our local area and certainly none within three miles.

We are always on site to welcome you into the cottages and as we live in the farmhouse we are available most of the time if you have any questions or problems.

Arrival and Car Parking Facilities

There is parking on site for up to ten cars, which allows for two cars per cottage and is very close to the cottage in the farmyard.

On arrival please come to the farmhouse to let us know you have arrived and we will show you into your cottage. Guests can arrive after 4.00pm and are requested to leave by 10.00am on the last day of your stay.

A welcome folder is available in the cottage which gives you more information on the cottages, places to eat and visit in the local area, health and safety, appliance instructions, and useful telephone numbers.

To the front of the cottage is a small private garden, which has a 9m gravel path with a slight incline from the car parking area to the front door.

Ground Floor

Two granite pillars are to the front of the cottage which provides for a small open porch 80 x 90cm. Distance between the pillar and the cottage is 80cm. The glazed front door is 74cm wide and 168cm high, which is lower than a standard door. The threshold into the cottage is 10cm.

The ground floor is open plan with a living room, dining area and kitchen, together with a twin bedroom and a shower room / toilet. The décor is plain white rendered walls with LVT hard-flooring in the living area and kitchen. The immediate entrance area is slate. The living room has a log fire, with low beamed ceilings throughout the ground floor, with a height of 188cm. There is one low beam, 174cm between the dining area and the kitchen.

 The living room is furnished with a Sherborne double sofa and four armchairs, coffee table with lamp and a wall-mounted smart television. All of this furniture is moveable. The free space with the current layout of the furniture is 270 x 120cm, which is essentially in front of the fireplace.

The dining table is 64cm to the lowest point, being 77cm high, 153cm long and 78cm wide. There are six standard dining chairs. There is 60cm free space to three sides of the table and 100cm free space to the front.

The kitchen area is 327 x 153cm, with worktops and cabinets arranged around two walls, with an 83cm access and a 94cm working space. The worktops are 89cm high as are the sink and hob. There is no free space under the worktops except for the bin area. The oven door is drop down, with the lowest shelf being 45cm, which can be accessed from the side. There is a fluorescent light fitting over the worktops. The kitchen also provides a refrigerator with ice box, a washer/dryer and a microwave oven.

The door to the twin bedroom is 66 x 175cm. There are non-feather duvets and pillows, and the sheets, duvet covers, and pillow cases are cotton/poly cotton. The room has standard 3’ single beds with a height of 50cm. The central space between the beds is 53cm. Other furniture includes a bedside table with lamp, chest of drawers and wardrobe hanging space.

The doorway to the stairs and shower room is 66 x 175cm and leads to an area of 120 x 110cm at the foot of the stairs, next to the shower room.

The shower room door is 66cm wide and 174cm high, again lower than standard. The shower room has a quadrant shower cubicle, cabinet basin, with large heated mirror over, back-to-wall toilet and heated towel rail. The shower cubicle has a 5cm step over rim and a maximum sliding door width of 43cm. The overall arch of the shower cubicle is 164cm. The floor is tiled with mosaic quarry tiles and a shower mat is provided in the shower cubicle. The free space in this room is approx 100 x 90cm. The toilet seat is approx 46cm high and there is 100cm available to the right of the toilet, and approx 30cm the right with no hindrance to the left.

Stairs to the bedrooms comprise 11 steps with a 90 degree turn. Each step is 83cm wide, 19cm high and 24cm deep. A handrail is on the left hand side for the first two steps and then on both sides for the remaining nine. The stairs are topped with a short pile carpet. Area at the top of the stairs is 104 x 84cm, with a double room to the right and a twin room to the left. An additional storage area measures 100 x 67cm.

First Floor Bedrooms

Again the décor is plain white rendered walls with coloured short pile carpet throughout. The ceilings slope to the back and front but maintain standard height over the majority of the floor area. There are non feather duvets and pillows; and the sheets, duvet covers, and pillow cases are cotton/poly cotton.

Both doors to the bedrooms are 70cm wide and 178cm high.

The double room has a standard 4’6” double bed, which has a height of 50cm. There is 80cm free space to the right of the bed, 165cm to the left (reduced to 67cm by single upright beam) and 70cm to the end, reducing to 33cm at one point. There is a wall-mounted TV and bedside tables with lamps, chest of drawers and a chair, plus a large built in wardrobe and storage cupboard, Velux window facing out to the front of the cottage overlooking the grounds.

The twin room has standard 3’ single beds with a height of 50cm. The central space between the beds is 54cm. There is a free space of 255 x 90cm at the end of the beds. Other furniture includes a bedside table with lamp, chest of drawers, a chair, and large built in wardrobe. Velux window facing out to the front of the cottage overlooking the grounds.
