Access Statement for Ash Cottage

Introduction

This cottage has been converted from part of an 18th century farm building and is located one cottage in from the left hand side, between Beech Cottage and Pond Meadow. It has two floors with the ground floor comprising living room, dining area, kitchen and shower room and toilet. The first floor has a double and a twin bedroom. Being an old building some of the ceilings and doorways are quite low, details of which are provided in this statement.

The nearest train station is Bodmin about 35 minutes away by car, but if you are arriving from anywhere other than Cornwall the best station would be Exeter about an hour away by car. There are no significant bus routes in our local area and certainly none within three miles.

We are always on site to welcome you into the cottages and as we live in the farmhouse we are available most of the time if you have any questions or problems.

Arrival and Car Parking Facilities

There is parking on site for up to ten cars, which allows for two cars per cottage. Parking is available on a level surface within very easy reach in the farmyard. There is one small threshold step into the cottage.

On arrival please come to the farmhouse to let us know you have arrived and we will show you into your cottage. Guests can arrive after 4.00pm and are requested to leave by 10.00am on the last day of your stay.

A welcome folder is available in the cottage which gives you more information on the cottages, places to eat and visit in the local area, health and safety, appliance instructions, and useful telephone numbers.

To the front of the cottage is a small private garden, which has an 8m gravel path with a slight incline.

Ground Floor

Two granite pillars are to the front of the cottage which provides for a small open porch 80 x 90cm. Distance between the pillar and the cottage is 80cm. The glazed front door is 75cm wide and 168cm high, which is lower than a standard door. The threshold into the cottage is 10cm.

The ground floor is open plan with a living room, dining area and kitchen, with a shower room and toilet to the rear. The décor is plain white rendered walls with coloured short pile carpet throughout, except in the kitchen area and shower room which have quarry tile flooring and the entrance area, which has a slate floor. The living room has a log burner and low beamed ceilings with a height of 183cm, whilst the dining area and kitchen has a double height ceiling. There is one low beam, 169cm between the dining area and the kitchen. The shower room has a ceiling height of 186cm.

The living room is furnished with a Sherborne double sofa and two armchairs, coffee table with lamp and a wall-mounted smart television. All of this furniture is moveable. The free space with the current layout of the furniture is 300 x 110cm, which is essentially in front of the fireplace.

The dining table is 65cm to the lowest point, being 78cm high, 150cm long and 88cm wide. There are four standard dining chairs. The free space between the table and walls of 75cm leads to the kitchen area.

The kitchen area is 235 x 200cm, with worktops and cabinets arranged around three walls, with a 90cm free space between the worktops. The worktops are 89cm high as are the sink and hob. There is no free space under the worktops except for the bin area. The oven door is drop down, with the lowest shelf being 45cm, which can be accessed from the side. There are spotlights and a fluorescent light fitting over the worktops. The kitchen also provides a refrigerator with ice box, a washer/dryer and a microwave oven.

The shower room door is 88cm wide and 172cm high, again lower than standard.

The shower room has a large screened walk in shower (88cm x 117cm), built in cabinet basin with large mirror over, back-to-wall toilet and heated towel rail. The ceilings are 186cm high. The floor mosaic quarry tiled. The free space in this room is approx 120 x 120cm. The toilet seat is 42cm high and there is 18cm available to the left of the toilet and no hindrance to the right.

 Stairs to the bedrooms comprise 11 steps with a 90 degree turn. Each step is 85cm wide, 18cm high and 27cm deep. A handrail is on the left hand side for the first four steps and then on both sides for the remaining seven. The stairs are topped with a short pile carpet. Area at the top of the stairs is 132 x 90cm, with a double room to the right and a twin room to the left.

First Floor

Again the décor is plain white rendered walls with coloured short pile carpet throughout. There are non feather duvets and pillows; and the sheets, duvet covers, and pillow cases are cotton/poly cotton.

Both doors to the bedrooms are 67cm wide and 178cm high and are located on the first floor.

The double room has a standard 4’6” double bed, which has a height of 50cm. There is 62cm free space to either side of the bed. The free space at the end of the bed is approx 250 x 100cm. Furniture includes a set of drawers, two bedside cabinets with lamps, a chair, and there is a built-in wardrobe.  Window looks out to the grounds.

The twin room has standard 3’ single beds with a height of 50cm. The central space between the beds is approx. 70cm. There is approx. 60cm free space between the beds and the furniture.
