Access Statement for Beech Cottage

Introduction

This cottage has been converted from part of an 18^th century farm building and is located on the far left of the conversion. It has two floors with the ground floor comprising a double bedroom, a twin bedroom and shower room and toilet. The first floor has a living room, dining area, kitchen and a twin bedroom. Being an old building some of the ceilings and doorways on the ground floor are quite low, details of which are provided in this statement.

The nearest train station is Bodmin about 35 minutes away by car, but if you are arriving from anywhere other than Cornwall the best station would be Exeter about an hour away by car. There are no significant bus routes in our local area and certainly none within three miles.

We are always on site to welcome you into the cottages and as we live in the farmhouse we are available most of the time if you have any questions or problems.

Arrival and Car Parking Facilities

There is parking on site for up to ten cars, which allows for two cars per cottage. Easy parking is very close to the cottage in the farmyard.

On arrival please come to the farmhouse to let us know you have arrived and we will show you into your cottage. Guests can arrive after 4.00pm and are requested to leave by 10.00am on the last day of your stay.

A welcome folder is available in the cottage which gives you more information on the cottages, places to eat and visit in the local area, health and safety, appliance instructions, and useful telephone numbers.

To the front of the cottage is a small private garden, which has a 10m gravel path with a slight incline from the car parking area to the front door.

Ground Floor

Two granite pillars are to the front of the cottage which provides for a small open porch 91 x 105cm. Distance between the pillar and the cottage is 91cm. The glazed front door is 72cm wide and 163cm high, which is lower than a standard door. The threshold into the cottage is 10cm.

The ground floor has a double and a twin bedroom as well as a shower room / toilet. The décor is plain white rendered walls with coloured short pile carpet throughout, except in the entrance area and shower room. The ceiling height throughout the ground floor is 183cm.

The entrance area has a slate floor with a door mats and carpet runner. The free space in the entrance hall area is 140 x 203cm. There is a low beam, 169cm, coming from the hall into the inner hall, and the walkway narrows to 102cm. The free space in the inner hall is 230 x 155cm. This area has fitted short pile carpet. From the inner hall there is access to the double bedroom, twin bedroom, shower room and stairs to first floor.

The bedrooms are equipped with are non feather duvets and pillows; and the sheets, duvet covers, and pillow cases are cotton/poly cotton.

The door to the double is 67cm wide and 167cm high, which is lower than a standard door. The double room has a standard 4’6” double bed, which has a height of 50cm. There is 55cm free space to the left of the bed, increasing to 77cm and 55cm to the right of the bed. The free space at the end of the bed is approx 115 x 190cm. Furniture includes two bedside cabinets with lamps, chest of drawers, a chair, and hanging space.

There is a small inner area with a 75cm width and 177cm height which leads to the twin room and shower room.

The door to the twin room is 71cm wide and 174cm high, which is again lower than a standard door. There is a left hand turn into the bedroom which is 80cm wide. The room has standard 3’ single beds with a height of 50cm. The central space between the beds is 50cm. There is a free space of 165 x 100cm at the end of the beds. Furniture includes a chest of drawers, bedside cabinet with lamp, and hanging space.

A walk-in ground floor shower room with back-to-wall toilet, built-in cabinet basin, lit and heated mirror above, and heated towel rail. The ceiling is 183cm high. The floor is tiled with mosaic quarry tiles. The free space in this room is approx 110 x 115cm. The toilet seat is approx 46cm high and there is approx 100cm available to the right of the toilet and no hindrance to the left.

Stairs to the living accommodation and third bedroom comprise six steps to a half landing with a further five steps to the first floor. Each step is 79cm wide, 18cm high and 25cm deep. A handrail is on the left hand side for the first six steps and then on both sides for the remaining five. The stairs are topped with a short pile carpet. The half landing is 166 x 84cm. The opening to the first floor is 65cm wide and 185cm high.

First Floor

Again the décor is plain white rendered walls with coloured short pile carpet throughout, except in the kitchen area where there is vinyl to the front of the kitchen units. The ceiling height on this floor is of standard height.

The first floor is open plan with a living room, dining area and kitchen, with a twin bedroom to the side. The living room has a log burner as the focal point.

The living room is furnished with a Sherborne double sofa and four armchairs, coffee table with lamp and a wall-mounted smart television. All of this furniture is moveable. The free space with the current layout of the furniture is 350 x 100cm, which is essentially in front of the fireplace.

The dining table is 60cm to the lowest point, being 74cm high, 152cm long and 76cm wide. There are six standard dining chairs. There is free space of 50cm to three sides of the table and 80cm to the front.

The kitchen area is 233 x 250cm, with worktops and cabinets arranged around two walls. The worktops are 90cm high as are the sink and hob. Vinyl flooring is in front of the cabinets to a width of 55cm. The oven door is drop down, with the lowest shelf being 45cm, which can be accessed from the side. There is a central ceiling light. The kitchen also provides a refrigerator with ice box, dishwasher, washer/dryer and a microwave oven.

The door to the twin bedroom room is 66cm wide and 180cm high. The room has two standard 3’ single beds with a height of 50cm. The central space between the beds is 66cm. There is a free space of 170 x 107cm at the end of the beds.
